Gonzalez Shah Smith, Inc. (GSS) provided Mechanical, Electrical and Plumbing design services to study converting an existing Sam’s Club Warehouse to a developer driven mixed use facility for office and laboratory tenants.
The project comprised of examining the existing mechanical rooftop equipment and reusing where possible and designing a new mechanical system as needed for a temporary shell space and an eventual buildout. The mechanical system design was based on a variable refrigerant system with sensible cooling with supplemental chiller and AHUs for handling the outside air and latent loads. A new hot water heating system with gas-fired boilers would be utilized for space heating. The electrical system design accounted for a new transformer sized to serve the temporary shell and future electrical demand needs.
Facility will be provided with a generator to allow the building to have the necessary infrastructure on backup power. The plumbing system design includes a new domestic hot water system and updates to the sanitary and domestic water mains to handle the shell and future needs. Fire Protection will updated and a new fire pump to be provided and connected to the generator.
